Seaside is a wind-and-salt environment, full stop. It’s one of the most exposed roofing locations in Oregon, and the housing stock (much of it built specifically as second homes or vacation rentals) has historically been roofed to inland specs that don’t hold up.

The four factors that matter:

  • Wind: winter storms regularly bring 60–80 mph gusts. High-wind-rated shingles (130+ mph) or standing-seam metal aren’t a nice-to-have, they’re the baseline spec for Seaside.
  • Salt exposure: heavier here than even Astoria because of constant onshore wind. Galvanized fasteners and standard flashings degrade in 4–6 years rather than 20+. Stainless or properly coated hardware is required.
  • Driving rain: 70+ inches annually, often horizontal during storm events. Full deck coverage ice-and-water shield underlayment is the correct spec.
